You're moving out on your own and visit a real-estate agency to find a room. This consolidation story walks through the whole search — explaining your budget and rent, asking for places near the station, hearing about the floor plan, sunlight, deposit and key money, arranging a viewing, and finally signing the contract. It recycles N4 grammar you already know — 〜んですが (soft opening), 〜ていただけませんか (could you please ~), 〜なら (if that's the case), 〜てみる (try doing), 〜方 (how to / way of doing), and 〜ことにする (decide to) — plus everyday apartment-hunting vocab like 家賃, 間取り, 敷金, 礼金, 日当たり, 内見, and 契約.

Before you read — make your own sentences

Use 〜んですが to open politely at a shop: say you're looking for a room and want help — 「部屋を探しているんですが…」
Use 〜ていただけませんか to make a polite request: ask the agent to show or introduce you something — 「駅の近くの部屋を紹介していただけませんか。」
Use 〜ことにする: say which room (or plan) you decided on — 「この部屋を借りることにしました。」

私わたしは来月らいげつから一人ひとりで住すむので、駅えきの近ちかくにある不動産屋ふどうさんやに行いきました。店員てんいんさんに「すみません、部屋へやを探さがしているんですが…」と言いいました。すると、店員てんいんさんは「こちらへどうぞ。ご希望きぼうを教おしえてください」と言いってくれました。

I'm going to live on my own from next month, so I went to a real-estate agency near the station. I said to the clerk, 'Excuse me, I'm looking for a room…,' and the clerk kindly said, 'Come right in. Please tell me what you're hoping for.'

まず、私わたしは予算よさんの話はなしをしました。「家賃やちんは六万円ろくまんえんぐらいがいいです。それから、できるだけ駅えきから近ちかい部屋へやがいいです」と伝つたえました。そして、「駅えきから徒歩とほ十分じゅっぷんぐらいの部屋へやをいくつか紹介しょうかいしていただけませんか」とお願ねがいしました。

First, I talked about my budget. I told them, 'I'd like the rent to be around 60,000 yen. Also, I'd prefer a room as close to the station as possible.' Then I asked, 'Could you introduce me to a few rooms about a ten-minute walk from the station?'

店員てんいんさんは「駅えきの近ちかくがいいなら、この部屋へやはどうですか」と言いって、地図ちずと間取まどりを見みせてくれました。「この部屋へやは駅えきから徒歩とほ八分はっぷんで、日当ひあたりもいいですよ。家賃やちんは五万八千円ごまんはっせんえんです。敷金しききんと礼金れいきんは、それぞれ一いっか月げつ分ぶんかかります」と説明せつめいしてくれました。

The clerk said, 'If you want somewhere near the station, how about this room?' and showed me a map and the floor plan. He explained, 'This room is an eight-minute walk from the station and gets good sunlight. The rent is 58,000 yen. The deposit and key money each cost one month's worth.'

私わたしは間取まどりを見みて、この部屋へやがとても気きに入いりました。でも、写真しゃしんだけではよく分わかりません。そこで、「一度いちど、内見ないけんしてみたいです」と言いいました。それから、店員てんいんさんに部屋へやの探さがし方かたについても聞ききました。店員てんいんさんは「いい部屋へやを見みつけるには、実際じっさいに内見ないけんすることが一番いちばんですよ」と教おしえてくれました。

I looked at the floor plan and really liked this room. But I couldn't tell much from just photos. So I said, 'I'd like to view it once.' Then I also asked the clerk about how to look for a room. He told me, 'To find a good room, the best thing is to actually go and view it.'

次つぎの日ひ、店員てんいんさんと一緒いっしょに内見ないけんに行いきました。部屋へやに入はいると、思おもっていたより広ひろくて、日当ひあたりもよかったです。窓まどから駅えきがよく見みえました。駅えきまで歩あるいて八分はっぷんぐらいなので、買かい物ものにも便利べんりです。私わたしは「ここに住すみたい」と強つよく思おもいました。

The next day, I went to the viewing together with the clerk. When I entered the room, it was more spacious than I'd expected, and the sunlight was good too. From the window I could see the station clearly. It's only about an eight-minute walk to the station, so it's convenient for shopping as well. I strongly thought, 'I want to live here.'

その日ひのうちに、私わたしはこの部屋へやに決きめました。「この部屋へやを借かりることにします」と店員てんいんさんに伝つたえました。次つぎの週しゅう、不動産屋ふどうさんやで契約けいやくをしました。書類しょるいの書かき方かたが分わからないところは、店員てんいんさんが教おしえてくれました。敷金しききんと礼金れいきんを払はらって、新あたらしい生活せいかつが始はじまります。今いまからとても楽たのしみです。

That same day, I settled on this room. I told the clerk, 'I'll rent this room.' The next week, I signed the contract at the real-estate agency. Where I didn't know how to fill out the documents, the clerk showed me. After paying the deposit and key money, my new life is about to begin. I'm really looking forward to it.
