〜みたいだ
seems like / appears to be (based on what you see or sense)
plain form + みたいだ
田中 さんは忙 しいみたいです。
It seems Tanaka is busy.
〜と
whenever/if A happens, B naturally happens (a general result — very common for giving directions)
plain non-past form + と
この角 を曲 がると、駅 が見 えます。
If you turn this corner, you'll see the station.
〜たら
if / when (a condition or step is met, then...)
verb past plain form + ら
駅 に着 いたら、電話 してください。
When you arrive at the station, please call me.
〜てあげる
to do something for someone (as a favor)

should be / it must be the case that (a confident expectation)

On Sunday afternoon, I was walking near the station. Then I saw a woman looking at a map, looking troubled. She seemed to be lost.
